Marquis Investments Purchases Falcon Ridge Apartments

February 7, 2012 (Atlanta, GA). Marquis Investments announced today that it has acquired Falcon Ridge Apartments (now known as Marquis Ridge). Marquis Ridge, which was sold by First Southern National Bank, was purchased with cash and bank debt from The Private Bank and is conveniently located in Decatur, GA. The 216 unit complex is made up entirely of 2 and 3 bedroom townhome apartments. Marquis Ridge is a pet-friendly community with a swimming pool and playground, and is conveniently located on the MARTA line with quick access to I-20 and I-285.

 

The property will be managed by Star Residential. With the addition of Marquis Ridge, Marquis Investments now controls over 2,200 units in the Atlanta metropolitan area. Marquis Investments Sells Southern Woods and Refinances Marquis Glen Apartments

October 12, 2011 (Atlanta, GA). Marquis Investments announced today that it has completed two transactions – Southern Woods apartments, located in Tucker, GA (Gwinnett County), has been sold to an offshore investor, and Marquis Glen Apartments, located in Tucker, GA (Dekalb County) has been refinanced with permanent financing. Southern Woods was purchased in March 2010 and Marquis Glen was purchased in November 2010 from the FDIC. The properties were renovated and managed by Marquis’ management company, Star Residential.

Blair Schlossberg, a Managing Member of Marquis commented, “We are very happy to complete these transactions and deliver excellent returns to our investors that both exceeded their expectations and were delivered ahead of schedule. Marquis’ plan is to buy B&C class multifamily properties from special servicers and lenders and execute our “3R Strategy” — Recapitalize, Renovate and Reposition the asset. Southern Woods was held for 18 months and sold to an offshore investor for $3.1m. Bentley Capital was engaged to explore a potential sale or refinance of Southern Woods, and quickly sourced a buyer who offered an all cash transaction and quick closing. Marquis Glen has been owned for 11 months and was quickly stabilized under the management of Star Residential. This property was refinanced with a $3.3m 10 year loan from Mutual of Omaha that was arranged by Grandbridge Real Estate Capital LLC. Marquis Investments Purchases Casa Mia Apartments

August 15, 2011 (Atlanta,GA). Marquis Investments announced today that it has acquired Casa Mia Apartments (now known as Marquis Place). Marquis Place, which was sold by Freddie Mac, was purchased with cash and bank debt from Branch Bank & Trust (BB&T) and is conveniently located in Marietta, GA within one mile of I-­-75. The 40 unit complex includes spacious 1, and 3 bedroom garden style and townhome apartments. Marquis Place amenities include a swimming pool, lighted tennis courts, a playground and convenient access to major malls, I-­-75 and I-­-285.

 

The property will be managed by Star Residential. With the addition of Marquis Place, Marquis Investments now owns almost 2,000 units in the Atlanta metropolitan area and plans to own up to 4,000 by the end of 2011. Marquis Pointe, which was sold by SMR Property Investments, LLC, was purchased with an acquisition loan from Branch Bank & Trust Company (BB&T). The 276 unit complex is conveniently located in Stone Mountain, GA and includes spacious 1, 2 and 3 bedroom garden style apartments and 2, 3 and 4 bedroom townhome apartments. Marquis Pointe amenities include a pool area with a sundeck, playgrounds, a two lakes and a convenient access to nearby Stone Mountain Park.

The property will be managed by Star Residential. With the addition of Marquis Pointe, Marquis Investments now controls over 1,300 units in the Atlanta metropolitan area.

Marquis Investments Purchases Highland Cove Apartments from Regions Bank

April 5, 2011 (Atlanta, GA). Today Marquis Investments announced that it acquired Highland Cove apartments, a 201 unit complex located in College Park, GA on March 31, 2011. Highland Cove includes spacious one/two bedroom garden style apartments and two bedroom townhome apartments with private patios. Highland Cove amenities include a pool, playground, sundeck, sports courts, and is conveniently located near public transit.

 

Highland Cove will undergo a significant renovation to return the property to a high performing asset capable of qualifying for permanent financing within a short period of time. The property will be managed by Star Residential. With the acquisition of Highland Cove, Marquis now owns over 1,000 apartment units within the Atlanta MSA.
